Life at Le Chateau - A Note from the Seller
Who would have known there was a place like Le Chateau in the heart of Adam's Point? With its Old World charm, large trees and mature garden in the courtyard, it has an old Hollywood appeal. Its position and reference to Northern French architecture give it a presence and make it a neighborhood landmark.
The unique character of my building wasn't the only selling point; the real deal maker for me was the privacy of my unit, which feels very safe on the top floor, sunny and cozy as it overlooks the lovely garden and the incredible sunlight that streams in from three sides; on winter days, I can light up my place with the fireplace. I like that I have plenty of storage with interesting built-ins. I also like that I can park my car in my own garage and that my guests can park in my driveway. Once I moved in I discovered the diverse range of condo units which attracted an interesting and diverse group of homeowners very communal in spirit. And I discovered that the food shopping can be a treat at nearby Trader Joe's, Whole Foods and two Farmers Markets. We are also within walking distance to Lake Merritt, a couple of gyms, the Paramount and Fox Theaters, and some seriously great restaurants. Last but not least, there are lots of public transportation options, including BART, two AC transit bus stops, and Casual Carpool.
Before I settled on Le Chateau, I had to consider the HOA and how the building was maintained. I had looked at other condominium buildings which were either very large or very small. At eight units, this seemed to be just the right size to deal with issues efficiently and democratically and there's always someone that will step up to the plate to help out, a rarity among HOAs. We have chosen to manage our own building, which not only saves money but encourages owners to take ownership and pride in their building. We all contribute time toward the maintenance of the building. We've established an annual work day where we all pitch in to maintain our building and we rotate maintenance tasks each year. We have a couple of meetings per year (more if needed) to discuss and vote on agenda items. Our HOA reserves are important to the group and we prefer to keep our HOA dues reasonable, so the HOA often funds many of the maintenance projects; however, some of the more costly repairs have been assessed and partially funded by the home owners by special assessment. Aside from the business relationship, we are a community and all look out for each other. I would love to sell my place to someone who wants to live here and will appreciate life at Le Chateau.

Adams Point, considered the “Jewel of Oakland, is located near the northern shore of Lake Merritt. The neighborhood is tucked between the Uptown Oakland and Grand Lake neighborhoods and if you’re looking for gorgeous lake views from home, The Bellevue-Staten and the elaborate, Beaux Arts-styled Regillus buildings are ideal for you. You can also find a variety of single-family homes and cozy condominiums in Adams Point, making it one of the more diverse real estate areas in Oakland. There is more to Lake Merritt than a beautiful body of water. Adams Point residents can easily access a few of the area’s popular public parks. Nearby Lakeside Park includes Children’s Fairyland, a storybook theme park that has delighted generations of kids and even served as a model for Disneyland Park. The three-mile pathway around the lake hosts hundreds of runners and walkers each day. If you enjoy exploring a vast array of plant life, the Gardens at Lake Merritt are a must-see. Stroll through the peaceful Bonsai and Japanese Gardens, or transport yourself to a tropical paradise in the Palm Garden. Just south of the Gardens is where you will find the Lake Merritt Boating Center, which offers sailing classes, as well as rents kayaks canoes, and sailboats. If you have your own boat or kayak, you can use it on Lake Merritt for a small fee. Adams Point is a short stroll from the 19th Street Bay Area Rapid Transit (BART) station, making it a great neighborhood for commuters. Residents from Adams Point can ride to Google Headquarters in less than 40 minutes, and to the Financial District in less than 30. Additionally, the neighborhood’s close proximity to Interstate 580 makes it easy to travel to the Oakland Zoo, or up to the Golden Gate Fields in Northwest Berkeley. Living in Adams Point is great for people who love live entertainment, dinner & a movie, or a delicious meal. Paramount Theatre is less than one mile from Adams Point, and showcases a variety of live acts including stand-up comedy shows, concerts, and performing arts. About two blocks south, you will find the historic Fox Theater, which seats up to 2,800 people and features similar shows. After a great show (or any time of day), Adams Point’s Grand Avenue offers a variety of dining options.
